As summer comes to an end and the school year begins, we understand that this is a busy time for many of our tenants. At Platinum Group Companies, we are here to make sure you have all the resources and information you need to settle into the fall season comfortably and stay on top of your property responsibilities. Here’s what you need to know as we transition into cooler weather and a more chaotic schedule!

Busy Season? We've Got You Covered!

We know that with school starting up and holiday plans on the horizon, your schedule is tight. Here at Platinum Group, we're always happy to accommodate your needs. Whether it's a quick question about your lease or help submitting a maintenance request, don't hesitate to reach out.

Our office is open Monday through Friday from 9 AM to 3 PM. Feel free to call us at (702) 818-5550 ext. 3 to schedule an appointment or ask any questions. If you arrive at the office and the doors are closed, simply slip your rent check or money order through the mail slot. You can also take advantage of our Appfolio Tenant Portal to handle rent payments and maintenance requests online from the comfort of your home.

How to Submit a Maintenance Request and Pay Rent Online

We encourage all tenants to use the Appfolio Tenant Portal for a smooth and seamless experience:

  1. Submit a Maintenance Request:

    • Visit the tenant portal: Appfolio Tenant Portal.

    • Log in with your credentials.

    • Navigate to the "Maintenance Request" section.

    • Provide details of the issue and submit. Our team will be notified and respond promptly.

  2. Pay Your Rent:

    • Log in to the Appfolio Tenant Portal.

    • Select the "Payments" tab.

    • You can set up automatic payments or make a one-time payment to ensure your rent is on time without hassle.

For tenants who prefer to pay by check or money order, you can drop your payment off at our office. Please slip it through the door slot if the office is closed.

Fall Weatherization Tips

Fall in Las Vegas may not bring extreme cold, but it's still a good time to prepare your home for the changing weather. We encourage tenants to take these simple steps that can help protect their homes, avoid HOA fees, reduce utility costs, and maintain comfort as temperatures drop during the fall season. Here are a few weatherization tips to help keep your home running smoothly:

  1. Reverse Ceiling Fans: Switch ceiling fans to rotate clockwise. This helps circulate warm air trapped near the ceiling, keeping the home warmer without overworking the heating system.

  2. Check Smoke and Carbon Monoxide Detectors: As you begin using heating systems, it's a good time to test and replace the batteries in your smoke and carbon monoxide detectors to ensure they're functioning properly.

  3. Check Your Windows and Doors: Ensure that cracks/gaps are sealed and weather stripping are intact to avoid drafts and keep energy costs down.

  4. Use Draft Stoppers: Place draft stoppers at the base of doors to prevent cold air from seeping in, especially around exterior doors or older windows.

  5. Prepare Your HVAC System: Replace air filters and consider scheduling a tune-up to make sure your heating system is ready for the cooler months ahead.

  6. Cover Air Conditioners: If you have window air conditioning units, consider covering them or removing them during the colder months to prevent drafts from entering through the unit.

  7. Prepare Outdoor Spaces: Store or cover outdoor furniture to protect it from weather damage. If you have a patio or deck, sweep away leaves and debris to prevent staining or damage during rain.

  8. Check and Clean Gutters: As leaves start falling, gutters can easily become clogged. Make sure they are clear to prevent water damage to the roof and foundation during any rain or storms.

  9. Switch to Energy-Efficient Bulbs: As the days get shorter, you’ll likely be using more indoor lighting. Switch to energy-efficient bulbs (like LEDs) to save on electricity while keeping your home well-lit.

HOA Rules and Regulations: What You Need to Know

Living in an HOA-managed community can sometimes be confusing, especially with all the different rules and regulations. At Platinum Group, we work closely with the HOA to ensure your community remains a safe and enjoyable place to live. Here are a few key points to remember:

  • Always Read Your Lease: Your lease outlines your responsibilities as a tenant, including adherence to HOA rules. Make sure you’re familiar with it.

  • Need HOA Guidelines? Let Us Know: If you haven’t received a copy of your community’s HOA rules, please reach out to us. It’s important to understand these regulations to avoid fines or violations.

  • Association, Community, and HOA—What’s the Difference?: These are all separate entities. The HOA enforces community rules, the association governs property standards, and the community refers to the area in which you live. Understanding the difference will help you navigate responsibilities.

If you have any concerns about HOA guidelines or if you're unsure about a particular rule, don’t hesitate to call our office or make an appointment. We’re here to clarify any confusion.
